Location Questions

    We are looking for a home somewhere in the front range, my husband works for the airlines and I work in Fort Collins, is Platteville a close in-between?
    Yes! With easy access to I-25, highway 66, highway 85, you can easily travel to Denver International Airport, Loveland Airport, Greeley, or Collins, Denver, Boulder or Longmont as Platteville is centrally located.

    I've never heard of Platteville, where is that?
    Platteville is about 20 miles south of Greeley, 25 miles east of Longmont, and 12 miles east of Mead, 35 miles from Denver, Colorado.

    Does Platteville offer anything for my children?
    Platteville is a small agricultural community deemed very safe and virtually non-existent crime rate. Children can enjoy the local park, soccer, baseball, tee ball, football. There is also a recreation facility here! Rodgers Farm subdivision is a community of families with children of all ages. There is a sidewalk that wraps around the subdivision where your children can walk the dog, ride their bikes, or take a walk with a friend with a spectular view of the Twin Peaks and Rocky Mountains.

Construction Questions

    You have low prices, are the homes modular or modular homes on foundations?
    We do have low prices, but our homes are NOT modulars. Each home is built standard with high quality 2x4 construction w/urethane foam insulation that gives the same R rating as a 2x6 wall with conventional insulation. Your home will not look just like your neighbor's home, we have several models to choose from, as well as several options and roof choices for pick. Because our homes are not modular homes, your resale value will be higher.

    How long does it take to build a house?
    After the hole is dug, typically 3 months for a ranch style and 4 months for a 2- story home.

    Where can I live while my house is being built?
    Although we cannot promise, we can frequently help you find a rental property in the Platteville area. If you have sold your last home or given up your rental home, we will make every effort to help you find temporary housing.

    How do I know the builder is doing a good job?
    The Town of Platteville hires an inspection company to inspect your home at various stages of construction. It is continually checked as it progresses.

    Can I check the progress on my house as it is being built?
    Yes! We encourage you to watch the progress and enjoy the process. You need only to make an appointment with Carol Cizek and she will walk through the home with you whenever you like.

    Can any model fit on any lot? Do I have a choice?
    Yes! This is going to be your HOME! Any model can be placed on any lot. The only exception might be if you desire a 3 car garage, but we should be able to help you find an acceptable lot.

    Do I get to customize my house and pick my favorite colors?
    Yes! Because you will be dealing with a small builder, he will usually be willing to modify the floor plan to meet your needs at little or reasonable expense. You will also select the exterior paint and brick, carpet, vinyl flooring, countertops, tile, and appliance colors.

    Can I upgrade some of the interior features?
    Yes. While all of our standard materials are of good quality, you may choose to upgrade carpet, appliance models, or decide on hardwood or ceramic tile for your floors. You will be given an opportunity to choose and approve the price for any changes before they are ordered.

Financing Questions

    How do I co-ordinate my financing and the construction?
    You will apply for your loan right away. While it is being processed, the builder is getting engineering, applying for permits, and ordering materials. By the time he is ready to begin construction, you will be credit-approved for your loan.

    Where do I get a loan?
    Of course, you may have your choice of a lender. However, we have a list of "Preferred Lenders" who are very experienced and helpful. You may check with any or all of these lenders to see who has the best program for you, or with whom you are the most comfortable. If you use one of our Preferred Lenders, you will receive $1000 of options free of charge.

    How do I know which house I can afford?
    Carol Cizek or your Realtor will be able to give you an approximate idea. By contacting one of our Preferred Lenders, you will be able in a short time (sometimes within hours), to know with relative certainty how much you can afford. If you have the names, addresses and social security numbers for all parties who will be on the loan, the lenders can run a quick credit check. If you provide your income and debt information, they will be able to give you a sufficient indication of what you will be approved for to enter into a contract. Of course, everything is subject to final approval.
